CHEV Business Profile
Cheviot Financial Corp. is a mid-tier stock holding company for Cheviot Savings Bank (the Bank). Its primary business activity is the origination of one- to four-family real estate loans. To a lesser extent, it originates construction, multi-family, commercial real estate and consumer loans. The Bank also invests in securities, primarily United States Government Agency securities and mortgage-backed securities. It conducts the operations from Cheviot, Ohio and six full-service branches located in the western section of Hamilton County, Ohio. The Bank’s principal lending activity has been the origination, for retention in the portfolio, of fixed-rate and adjustable-rate mortgage loans collateralized by one- to four-family residential real estate located within the primary market area. It sells a portion of the fixed-rate loans into the secondary market. The Bank also originates commercial real estate loans, including multi-family residential real estate loans, construction loans, business lines of credit and consumer loans. Cheviot Savings Bank originates mortgage loans secured by one- to four-family properties, which serve as the primary residence of the owner. Cheviot Savings Bank originates construction loans for owner-occupied residential real estate. As of December 31, 2009, 3.6%, of the total loan portfolio consisted of loans secured by multi-family real estate. The Bank originates commercial real estate loans to finance the purchase of real property, which generally consists of land and/or developed real estate. As of December 31, 2009, its commercial real estate portfolio amounted to 6.4%, of total loans. The Bank’s policies limit securities investments to United States Government, agency and sponsored entity securities and municipal bonds. It also permits investments in mortgage-backed securities guaranteed by the Federal National Mortgage Association (FNMA), the Federal Home Loan Mortgage Corporation (FHLMC) and the Government National Mortgage Association (GNMA). Its investment in United States Government and agency obligations are scheduled to mature within fifteen years.
